60 Bowden Street is an eight-storey mass timber affordable housing project in Toronto’s Danforth neighbourhood, delivering 50 supportive housing units for seniors. Developed in partnership with WoodGreen Community Services, the project provides much-needed housing with integrated health and wellness support.
The building is constructed using a hybrid prefabricated system, combining light wood frame panels with mass timber floor systems. Fab Structures contributed as superstructure consultant and subcontractor, responsible for the prefabrication of panelized wall systems and the installation of the mass timber structure.
A key feature of the project is the integration of new construction within a constrained urban site while retaining portions of an existing church structure. This required a high level of coordination and precision, leveraging off-site fabrication to optimize construction efficiency, reduce site impacts, and ensure quality.
